FAL Property Group is a commercial real estate agency specialising in the sales, leasing and management of industrial, commercial and retail properties in the Brisbane metropolitan and surrounding areas. As a preferred supplier, ICM Project Solutions was engaged by FAL Property to carry our project works and retail fit out at the Norfolk Village Shopping Complex in Ormeau, Qld.


CLIENTS REQUIREMENTS

FAL Property Group had a requirement to refurbish a recently vacated tenancy in their Norfolk Village Shopping Complex ready for a new tenant to take over.

On finding a new tenant, the scope changed slightly to include the splitting of the space to create one smaller tenancy space (suitable for new tenants ‘Wise Guy Barbers’) and providing a small extension for an existing neighbouring tenant – a veterinary clinic.

The second requirement was for the fit out of the new tenancy for Wise Guy Barbers.

OUR SOLUTION

The ICM Project Solutions teams coordinated the works with multiple stakeholders to ensure minimum disruption and meet the needs of each party. In particular, the careful management to maintain a sterile environment for the Veterinary clinic which shared the inter-party wall.

This retail space remodelling and fit-out was completed using a number of trades and worked together to achieve a practical space with the right look and feel that Wise Guys Barbers were after.

DELIVERY & OUTCOMES

One of the challenges that the ICM Project Solutions team needed to manage was the completion of works with minimal disruption to the existing tenancy – the veterinary clinic. The inter-tenancy party wall required to be cut for an opening which was located on the operating theatre was located.

We overcome this challenge by working with both tenants, building owner and contractors on an extensive works plan and scheduling. This resulted in works being completed with limited disruption to business and normal operating hours while ensuring contamination of this otherwise sterile environment was kept to a minimum.
